How does owner-direct rental actually work?
A timeshare owner books a week at their resort using their points or deeded interest, then transfers the reservation to your name. You receive a confirmation directly from the resort — same as if you'd booked through the hotel. At check-in, you present ID and pick up your keys like any other guest.
Is this legal? Will the resort cancel the reservation?
Yes, it's legal — timeshare owners have the right to gift or transfer their reservations to family, friends, or others. Most major brands (Marriott, Hilton, Hyatt, Vistana, Wyndham) explicitly permit guest reservations. A few exceptions exist (Disney DVC has restrictions on commercial renting; Marriott has tightened the "guest of owner" policy for certain points reservations). We disclose any brand-specific risks at booking.
What's ResortFlips' role in the transaction?
We're the marketplace platform that connects you with the owner and protects the transaction. When you book, we verify the reservation directly with the resort, then hold your payment securely through Stripe and release it to the owner only after you've checked in. ResortFlips collects a 3% commission ($59 minimum) on successful rentals — taken from the transaction, never charged to you on top.
When will rentals be searchable?
We're in pre-launch onboarding. Owner listings will begin populating the search within the next 60 days. Subscribe above to be notified as inventory becomes available — and if you're an owner with weeks to rent, list now to be first inventory.
Can I cancel? What if something goes wrong?
Each listing has its own cancellation policy set by the owner (most follow a 60-day refundable / 60-day-or-less non-refundable structure, mirroring resort policies). For disputes, ResortFlips mediates — if the reservation isn't honored at check-in, we issue a full refund and pursue the owner directly.
