Diamond & HGV Max, finally explained.

Diamond Resorts was acquired by Hilton Grand Vacations in August 2021 and integrated into HGV Max. Diamond owners hold points in one of 9 trust collections — each with its own resort access and chart. After integration, Diamond points convert into HGV Max ClubPoints (with a 50× multiplier for Embarc points). Here's the structure that resale buyers need to understand.

What this means for resale buyers: When buying a "Diamond Resorts" timeshare on the resale market, you're actually buying a deeded interest in one specific trust collection. That collection determines which resorts you can book at the 13-month home priority. Membership in HGV Max is separate — and resale-acquired Diamond contracts may not automatically include HGV Max benefits.

Embarc is special: Originally Club Intrawest (1992), then acquired by Diamond (2016) and absorbed into the trust collection structure. Embarc points work at a different scale — 1 Embarc point = 50 HGV Max ClubPoints when integrated. See the dedicated Embarc chart for resort-level detail.

Diamond uses a 4-season system across most collections: Diamond/Platinum/Gold/Silver. Specific point requirements vary by collection, resort, and unit type. Below are typical weekly values.

HGV Max conversion: If you own Diamond points and have HGV Max membership, your points convert to HGV Max ClubPoints at approximately a 1:1 ratio (collection-dependent). The exception is Embarc, which converts at 1:50. Verify your specific conversion rate with HGV before making any trade-in or exchange decision.
