Originally launched as the Ritz-Carlton Club at Kapalua Bay (2009), the inventory was rebranded as Montage Residences in 2014. Active resale market: Specialty brokers like Maui Elite Property, Hawaii Real Estate Search, and Island Sotheby's list Kapalua Bay fractionals. For Deer Valley, Laguna Beach, Beverly Hills, Los Cabos, and Palmetto Bluff, fractional-specialty brokers and direct Montage sales are the primary channels. Expect 30–60 day closing timelines.
Annual costs are substantial. Maintenance fees in the $20K–$50K range per fraction are normal. Plus special assessments — Kapalua Bay had a multi-million-dollar exterior renovation assessment in recent years; Building 2 has a scheduled renovation Oct 2026–July 2027 with associated costs.
