Embarc, finally explained.
9 four-season resorts across British Columbia, Quebec, Florida, California, and Mexico. Founded as Club Intrawest in 1992, the club passed through Diamond Resorts (2016) and then Hilton Grand Vacations (2021). Today, Embarc operates inside HGV Max — and original Embarc points multiply by 50× when converted to HGV Max ClubPoints.

Typical Embarc ownership: Most owners hold 150–300 annual Embarc points. A 2BR week at a high-demand resort costs ~210 points, so a 200-point owner can typically book 1 week in 2BR or 2 weeks in 1BR per year.
For Resale Buyers
What you need to know.
Resale Embarc contracts are deeded interests in the Embarc trust collection — fully transferable. Owners receive annual Embarc points usable at any of the 9 resorts. Reservations open at 12 months out (no home resort priority).
HGV Max access is separate. Buying Embarc on the resale market does NOT automatically include HGV Max membership. To access the broader HGV portfolio (Hilton Grand Vacations resorts), you'll need to enroll in HGV Max separately — which may require a developer purchase. Verify before assuming HGV Max is included in a resale transaction.
Maintenance fees for Embarc are billed in Canadian dollars (CAD) and run approximately CAD $7–14 per Embarc point per year, depending on the trust class. A 200-point owner pays roughly CAD $1,400–2,800 annually.
